86 CLINTON St.

A multi-family property consisting of 20 apartments and 4 retail units was acquired at the beginning of 2013 in derelict condition. The building was rebuilt from the inside out to meet the demand for luxury rental apartments on the hip, Lower East Side.

In a complex structural engineering operation over 24 months, two levels of the rear wall of the building were carefully removed to accommodate a new 20ft cast iron skylight that illuminates over 2,000 sf of lower level retail space that was excavated under the rear yard. This was combined with a deepened cellar and basement.

The upper level stores were converted into luxury apartments and the rusting exterior stoop was converted to an interior staircase leading to a new marble lobby. The entire back wall of the six story 19th century building was replaced. The rear yard was reconstructed using period brick and flagstones. The entire façade was acid washed and new stone lintels were cast to exactly replicate the originals. New cast iron store fronts were constructed to delineate the retail.

All the apartments were gut renovated combining the historic Old World charm of the Lower East side with the technology and comfort of modern day living. Hundred year old brick walls were exposed and preserved while original cast iron radiators were refurbished and restored.

Luxurious open kitchens with stainless steel appliances and Carrara marble countertops, hip bathrooms, recessed Lighting, new hand scraped hardwood floors, video entry and virtual concierge have brought the apartments into the 21st Century.

Steps from the hippest Restaurant Row downtown, Art galleries, museums, and live music venues such as Bowery Ballroom.and close to the Subway; 86 Clinton has achieved record prices for the neighborhood.
